Dave Miller: “You can crunch numbers until you are blue in the face, but you need to feel and touch your real estate. You can get demographic information about every market, and if you don’t have it, you lose.”

“Lose the memory of the past. There’s a huge population shift below the 49th parallel. Everyone is moving to the South. In the future, growth will be about water.”
